The dense program with high demands on the open space requires a high utilization of the site. The very heterogeneous urban situation between the Friedenskirche church and the district administration is responded to with one core type in the north and one in the south, between which there is a conical open space that opens up towards the church.
Urbanistic aspects
A differentiated staggering of the heights of the buildings responds to the neighboring church complex and the GWG's residential building behind it. This creates an ensemble that is optimally embedded in the urban situation. It creates a high degree of transparency and offers maximum open space qualities. To the east of the district administration office, a small forecourt will be created to mediate the space and merge with the existing connecting path. Along Peuerbachstrasse, the southern structure takes up the building line of the church apse.
Architectural aspects
Under the aspect of clear lines, spatial qualities are consistently worked out in the sense of the basic urban planning concept. The project combines restrained design with unpretentious detailed solutions. This can be seen, for example, in the coordination of the window openings with the loggias. The plaster façades are partially refined with comb plaster elements. Due to the relatively high number of apartments, the stairwells can be generously designed and naturally lit from above as well as from the side (> roof terrace). On the ground floor, glazed elements alternate with open glass elements. The façade construction in this area is designed in wood-aluminum. The use of wooden elements in the kindergarten is also reflected in the wooden slat façade.
Organisation
Two open, naturally lit core stairwells provide attractive and efficient access to the buildings. The northern building (House B) is accessed from Peuerbachstrasse and the southern building (House A) from the eastern connecting path. The forecourts offer parking facilities for bicycles and attractive seating areas for the residents. The kindergarten is accessed separately via a small forecourt from the east side and extends the existing connecting path. Rooms for strollers and garbage rooms are provided in both buildings directly at the entrance area.
Open space
Towards the parish complex, the outdoor area of the kindergarten accentuates the landscape by emphasizing the existing leap through a large scale play hill. Existing trees are preserved, partially replanted and supplemented by new tree plantings to create a grove-like tree pattern that spans the space. The play furniture is subordinate to the basic landscape structure and completes it to form a play landscape. This is complemented by a covered play area to the southwest in addition to the kindergarten's weather-protected front zone. Carefully placed tree plantings visually extend the play landscape into the front and square zones of the two buildings.
The roof terraces on the low parts of the building provide attractive play and recreation areas for the residents. The flat roofs are extensively greened and designed as biodiversity roofs with added ecological value. Minimizing the proportion of sealed surfaces and the use of permeable surfaces (e.g. for the scooter track) in conjunction with intensive greening and in particular the high proportion of trees and shrubs contribute to an effective improvement in the climate around the building and to a reduction in summer overheating.
Housing
All 71 apartments comply with the “Ways of Economy” guidelines and have a barrier-free bathroom. There are 29 2-room apartments, 26 3-room apartments and 16 4-room apartments. All larger apartments are oriented to 2 sides. In building A, a communal room with kitchen provides added value for all residents. The spacious children's play areas are located on the roof terraces on the 2nd and 3rd floors. In addition, a covered area in Building A will be provided as a children's play area for the residents, so that a total of 838 m2 of play space will be available for the residents.
Kindergarten
The kindergarten is located in the northern building, at ground level with a large outdoor area. All group rooms face the courtyard. The associated exercise rooms are located to the north.
The configuration was designed for maximum flexibility. The rooms for the management and staff are located towards the entrance. The dining area is located at the other end of the corridor area that opens up in the center. Due to its depth, the corridor area in the center can be used flexibly (also as a meeting room). Vertically rotating wooden slats are used as sun protection, allowing individually adjustable shading.
